Understanding Land measurement, Plots, acres, and hectares in figures

Most people who purchase lands do not even really understand the meaning of these important real estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of land measurements in Nigeria.

In Nigeria today, land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which includes development patterns, human and environmental factors.

Let’s Start By Asking What Exactly Is The Size Of A Standard Plot Of Land In Nigeria?

According to the dictionary meaning of a plot, A plot is a marked out piece of land for the purpose of building or farming. The word "plot" is an arbitrary term used to describe a land division carved out for property development.

The size of a plot of land can vary for different reasons but according to Nigeria's land divisions, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. To better understand land divisions used in Nigeria, different units of area are used as follows:

Hectares (ha)

A hectare is one of the least known metric units and one which potential buyers and estate developers seem to struggle with - it is a land measuring 100m x 100m or 328ft x 328ft or 10,000sqm. It is about two and half acres. A Hectare consists of 15 plots.

Acre

An Acre is a standard unit of measurement used by land sellers and it is almost an equivalent to the size of a standard football field. An acre is a product of any rectangular plot of land giving a total of 4,046sqm or 43,560sq ft. An Acre consists of 6 plots each measuring 60 x 120ft.

In Lagos the standard size of a plot is 60 × 120ft (18m × 36m ie 648sqm), while in some other cities of the country plots are measured in 50 × 100 ft.

Tenth of an acre, half an acre, one-sixth of an ace - what does all this mean?

In relation to land measurements, the above divisions constitutes some fraction of an acre which means a plot can be

50 x 100ft / 15.2 x 30.5m - 463.6sqm (which means there are 8.7 plots of land measuring 463.6sqm in an acre)

60 x 120ft / 18.3 x 36.6m - 669.8sqm (which means there are 6 plots of land measuring 669.8sqm in an acre)

100 x 100ft / 30.5 x 30.5m 930.25sqm (which means there are 4.3 plots of land measuring 930.25sqm in an acre)

If I were to say Nigeria has one of the most beautiful buildings in the world, many of Nigerians out there will tell me I just told a blatant lie. But if I wrote here that we are the most corrupt country in the world, a lot of us will tell me to ride on, that my statement is dope! One thing I have come to understand is that, Nigerians don’t appreciate their kinds. We have resigned to our fate and most of us don’t believe any good will come out of a country such as ours.
However, amid all the negative vibes that the country exudes, there are a lot of astounding things about the most populous black nation in the world. 7 Components of a Real Estate Business Plan

Before construction begins on a home, a solid architectural plan is laid out to guide the construction team. Your real estate business should start the same way. A business plan may seem daunting to create, but it is critical to developing a strong, sustainable business. When done correctly, a real estate business plan can help you define and measure your goals and keep you focused on growing your business.
Think of your business plan as a blueprint for success. What are your goals? What steps will you take to accomplish those goals? How will you measure success? When developing your real estate business plan, be sure to include these seven key components.

1. Mission statement

Your real estate mission statement is quite simple. It answers the question: “What do I do?” It should clearly define your purpose and include your specific value proposition, or the benefit you provide.

2. SWOT analysis

SWOT is a standard acronym used for business plan building. It stands for Strengths, Weaknesses, Opportunities, and Threats. A SWOT analysis is an assessment of yourself as a real estate agent and the landscape of the industry where you practice. Knowing who you are up against, and how you are better (or worse) than those you will be competing with, will help you to set strong goals for seizing opportunities, boosting your strengths, and improving your weaknesses.

3. Specific goals

What do you want to achieve in your real estate career? Do you want to make $6,000 a month? Write that down. Do you want to sell 12 properties each quarter? Write that down. Your goals may change down the road, but that’s okay. Consider both your short-term and long-term goals. Separate your real estate business goals in these two categories to ensure that your short-term goals feed your long-term ones.

4. Strategic plan

What strategies will you put in place to achieve your specific goals? Be as specific as possible, and don’t worry if you’re not sure how you’ll execute. Your real estate business plan should be a living document, changing as your business and your abilities grow. For example, maybe you want to attend two real estate conferences a year, but you’re not sure you can afford it. Write it down anyway. This is where you map out your biggest and best ideas.

5. Time frame

What is your time frame to achieve each of these real estate business goals? Do you want to set up your real estate website in the next two months? Grow your sphere of influence by 50 contacts in the next three weeks? Obtain your broker’s license by the end of year three? Adding a time frame to your goals and strategies will help you stay accountable and focused on achieving specific goals within a certain time frame.

6. Target audience

What type of properties will you buy and sell? Commercial? Residential? Who will be your target customers? Luxury home buyers? Families relocating to the area?
Defining your audience and your market, and considering your market along with your goals, will help you target your strategies. If you’re unsure whether a particular strategy will help you meet your goals, you can take a look back at your real estate business plan. Reevaluate the relationship between strategy and goals, then make the proper adjustments.

7. Systems and processes

Do you have specific systems and processes that you plan on using to achieve your real estate business goals? This is a great section for keeping track of systems that you may want to grow into. For example: Will you use a CRM system for keeping track of clients and their needs? Do you have specific marketing programs that you plan to use?

Develop an action-oriented real estate business plan

Make sure that your real estate business plan is results-driven. Each step should require action from you, and you have to be disciplined enough to perform those actions. Otherwise, you just have a piece of paper sitting in a drawer. It’s up to you to drive your success. Take some of these pointers or take all of them, but always take the time to evaluate your real estate business goals and how you plan to achieve them.
